Property Management Training Background

This course provides an overview of the variety of tasks performed by property management personnel/companies and the differentiation of the management approaches used by commercial and residential managers. In addition to the material provided by the instructor on and offline, the course features guest speakers with expert knowledge of property management issues and  case studies which allow participants  to  implement knowledge obtained through their readings and lectures.

This course covers the fundamental principles involved in the management of residential property, including asset management, management agreements, residential leasing, physical management of the asset, mathematics of property management, laws, and ethics. Ranging from the legal aspects of property management to the effective management of people, and from the financial control principles of real estate to the deployment of advanced technology in construction and design, this is a course for the manager of the future. Pajak adalah instrumen penting yang harus diperhatikan dalam menjalankan usaha, karena setiap transaksi bisnis pasti diikuti oleh kewajiban atau beban pajak. Untuk menyiasati beban pajak yang tinggi, pelaku bisnis hendaknya memiliki pengetahuan yang baik dalam bidang perpajakan. Dengan berbekal pengetahuan pajak yang baik, pelaku bisnis akan selalu mempertimbangkan permasalahan pajak dalam transaksi bisnis yang akan dan sudah dilakukan. Cara paling umum yang bisa dilakukan untuk menghindari beban pajak yang tinggi adalah melakukan tax planning secara komprehensif. Dengan tax planning yang komprehensif, beban pajak sudah pada posisi yang paling minimal dan tidak melanggar peraturan perpajakan.

Demikian juga dalam bisnis properti belakangan ini, sejalan dengan pertumbuhan bisnis properti yang semakin tinggi dari tahun ke tahun sementara kontribusi pajak dari bisnis ini tidak terlalu besar. Pemerintah dalam hal ini Direktorat Jenderal Pajak akan mengoptimalkan potensi pajak bisnis properti untuk menambal target pajak yang selalu meleset dari tahun ke tahun.

Untuk menghadapi sikap Direktorat Jenderal Pajak, pelaku bisnis properti harus mempersiapkan diri untuk mempelajari peraturan perundangan perpajakan dalam bidang properti, sehingga bisnis yang dijalankan comply dengan peraturan dan bebas dari denda yang akan menggerogoti kas perusahaan.

Dalam pelatihan ini, akan dibahas mengenai best practice dalam menyusun tax planning untuk bisnis properti dan diharapkan pesarta akan mampu mempraktekkannya dalam perusahaan sendiri.

Background Training Property Management 

This course provides an overview of the variety of tasks performed by property management personnel/companies and the differentiation of the management approaches used by commercial and residential managers. In addition to the material provided by the instructor on and offline, the course features guest speakers with expert knowledge of property management issues and  case studies which allow participants  to  implement knowledge obtained through their readings and lectures.

This course covers the fundamental principles involved in the management of residential property, including asset management, management agreements, residential leasing, physical management of the asset, mathematics of property management, laws, and ethics. Ranging from the legal aspects of property management to the effective management of people, and from the financial control principles of real estate to the deployment of advanced technology in construction and design, this is a course for the manager of the future. It gives participants  in-depth understanding of the breadth of the commercial property management role, including valuation, planning and development

DESKRIPSI TRAINING PENILAIAN PROPERTI KOMERSIAL

Jasa penilaian properti di Indonesia semakin berkembang pesat. Dalam penilaian maka nilai yang dirujuk selalu nilai pasar, yaitu nilai yang terbentuk dari kekuatan demand dan supply di pasar bebas, tanpa adanya intervensi dari siapapun dalam kondisi pasar yang normal (bukan di tengah resesi ataupun pasar yang booming). Nilai itu sendiri sebenarnya merupakan konsep ekonomi. Suatu barang akan mempunyai nilai apabila barang itu berguna (mempunyai utility) dan mampu memberikan kepuasan pada manusia dan diinginkan (desire). Jadi secara singkat dapat dikatakan bahwa suatu barang itu mempunyai nilai bila memenuhi unsur-unsur tadi yang disingkat dust (desire/demanded, utility, scarce & transferable). Jadi nilai itu fungsi dari dust ( Value f (dust)).

DESKRIPSI HUKUM PROPERTI DAN PENGEMBANGANNYA

Seiring dengan perkembangan penduduk di Indonesia kebutuhan akan properti pun semakin besar. Berdasarkan hal tersebut para pelaku usaha properti maupun para pekerja di bidang properti sudah selayaknya memahami mengenai Hukum Properti dan aturan-aturan hukum yang berkaitan dengan tanah dan bangunan. Aspek teori melingkupi UU Pokok Agraria, Hak atas tanah yang berlaku di Indonesia, Hak milik atas rumah susun/apartemen, sertifikat dan proses pendaftaran atas tanah, juga terkait perjanjian jual beli, peralihan hak atas tanah dan perikatan pada umumnya merupakan aspek yang dibutuhkan oleh para pelaku bisnis properti.

Pelatihan ini ditujukan untuk para pelaku usaha properti agar lebih memahami aspek hukum properti secara lebih mendalam, yang akan membahas secara tuntas topik-topik penting dan beragam  di bidang usaha properti. Program pelatihan ini merupakan perpaduan antara paparan peraturan perundang-undangan (regulatory review) dan aspek praktis dari hukum yang berkaitan dengan hukum property, diharapkan melalui kombinasi yang unik ini peserta nantinya akan mendapatkan tidak saja pengetahuan (knowledge), namun juga keterampilan (knowhow) yang bisa diaplikasikan.

MANFAAT HUKUM PROPERTI DAN PENGEMBANGANNYA

Melalui program pelatihan ini, diharapkan nantinya peserta akan:

  • Memahami berbagai jenis hak atas tanah, karakteristik, sistem hak atas tanah, kekuatan pembuktian sertifikat, sistem pendaftaran tanah dan memahami konsep pengadaan tanah;
  • Memahami konsep pengembangan perumahan dan rumah susun, syarat pemasaran atau penjualan rumah, aturan tentang hunian berimbang, hak dan kewajiban pengembang perumahan, hal-hal yang perlu diwaspadai oleh pengembang perumahan;
  • Mampu mengidentifikasi berbagai aspek dan resiko dalam setiap akuisisi asset property, melaksanakan mitigasinya, dan mampu melaksanakan akuisisi asset property atau perusahaan property dengan baik, termasuk hal-hal penting yang harus selalu ada di dalam perjanjian pembelian asset property atau perusahaan property;
  • Memahami syarat-syarat yang perlu dipenuhi dan perijinan yang perlu diperoleh sehubungan dengan pngembangan property sesuai dengan type;
  • Memahami berbagai jenis sengketa terkait property, forum penyelesaian sengketa, proses peradilan, yurisprudensi penting terkait sengketa kepemilikan tanah dan pempentukan Perhimpunan Pemilik dan Penghuni Satuan Rumah Susun.

Background Property Management

This course provides an overview of the variety of tasks performed by property management personnel/companies and the differentiation of the management approaches used by commercial and residential managers. In addition to the material provided by the instructor on and offline, the course features guest speakers with expert knowledge of property management issues and  case studies which allow participants  to  implement knowledge obtained through their readings and lectures.

This course covers the fundamental principles involved in the management of residential property, including asset management, management agreements, residential leasing, physical management of the asset, mathematics of property management, laws, and ethics. Ranging from the legal aspects of property management to the effective management of people, and from the financial control principles of real estate to the deployment of advanced technology in construction and design, this is a course for the manager of the future.
